Background and experience

Danny was born and raised in Upstate New York, where he grew up hunting, fishing, and spending time outdoors. He was also active in his local FFA chapter, which helped shape his interest in rural land and agriculture early on.

After earning a bachelor’s degree in Marketing and Management from the University of Albany, Danny and his wife, Tina, followed their passion for archery hunting and moved to Southeast Iowa.

Since 2018, Danny has worked with buyers and sellers throughout Iowa, helping them evaluate land, understand value drivers, and navigate the rural real estate process with confidence.

Do I need 25% down to buy land in Iowa?

No, you do not always need 25% down to buy land in Iowa. Some lenders do require 25%, but I work with several local lenders who can offer options closer to 15% to 20% down depending on the property and the buyer. In some cases, buyers can also use equity from their current home to reduce the amount of cash needed upfront. I help clients explore financing options early so they know exactly what they can afford before they start making offers.

Can you show me a property that is listed with another real estate company?

Yes, I can usually show properties listed by other companies. Most brokerages operate under cooperative agreements, which means I can schedule showings and represent you even if another firm has the listing. That allows you to work with one broker throughout your search instead of calling multiple agents. I can also help you evaluate the property and walk through the details that matter before you decide to move forward.

Can I build on a rural property in Southeast Iowa and will utilities be available?

Yes, many rural properties in Southeast Iowa can be built on, but zoning and county requirements always need to be confirmed. A lot of buyers are surprised to learn how common rural water access is in this part of Iowa, and electric service is often nearby as well. The key is verifying the details before you get too far into the process, including zoning, road access, and any restrictions that could impact a build site. I help buyers check those items upfront so there are no surprises after the property is under contract.

Danny lives in Southeast Iowa with his wife, Tina, and they spend much of their free time bowhunting and enjoying the outdoors. Because he lives the same lifestyle many of his clients are buying into, he understands what buyers are looking for and what landowners care about.
