Expert in land management, hunting properties, and trophy Whitetails
Jesse Stay is a LandGuys land broker licensed in Illinois, Iowa, and Missouri, specializing in hunting properties, farmland, and rural acreage. As a landowner himself, Jesse understands the value and potential of rural property, as well as the strategic opportunities that selling land can create in today’s changing market.
Known for a straightforward and honest approach, Jesse helps landowners, buyers, and investors navigate the rural real estate process to maximize outcomes, whether they are listing, developing, transitioning, or purchasing land.
Jesse’s passion for land management begins early in life while growing up in a hunting lodge operated by his father, Toby Stay, a specialist in trophy deer hunting. Immersed in the outdoors from a young age, Jesse developed a strong foundation in habitat improvement, deer behavior, and the long-term strategies required to consistently produce mature Whitetail bucks.
He later found Stay’N Outdoors, where he enhances more than 20 properties to create premier Whitetail habitat. That hands-on experience, combined with managing one of the nation’s finest trophy deer hunting properties, gives Jesse a practical edge when advising clients on how land features, access, pressure, and habitat improvements impact both lifestyle value and market value.
Jesse helps clients make confident decisions by combining real-world land management knowledge with clear guidance through every step of the transaction. He works closely with landowners and buyers to evaluate property potential, identify value drivers, and position rural property effectively in the marketplace.
Whether a client is selling a recreational tract, buying a trophy hunting property, or evaluating farmland as an investment, Jesse focuses on practical recommendations, honest communication, and a smooth process from first conversation through closing.
The value of hunting ground depends on a combination of factors, including location, acreage, habitat quality, access, and nearby market activity. Jesse evaluates comparable sales and gets boots on the ground to understand the property firsthand, allowing him to provide an accurate and realistic estimate based on both market data and real-world conditions.
Yes. Jesse uses multiple sources to evaluate comparable properties, including recent sales, current listings, acreage size, property makeup, and local demand. He also relies on a wide network across Illinois, Iowa, and Missouri to understand what similar properties are selling for, not just what they are listed at.
How long a property takes to sell depends on a client’s goals, timing, and how aggressively they want to move. Jesse works closely with landowners to establish a clear strategy that aligns with their timeline while positioning the property effectively through targeted marketing and exposure.
Hunting quality varies by location, pressure, habitat, and surrounding land use. Growing up hunting throughout Illinois, Iowa, and Missouri, Jesse is familiar with many regions and local deer populations. For specific properties or areas, direct conversations help clarify local conditions, deer movement, and realistic expectations.
Every recreational property has strengths and opportunities. Jesse evaluates how well a property aligns with a buyer’s goals and what boxes it checks today. If something is missing, he helps clients understand how improvements, habitat work, or development strategies can enhance the property and better fit their long-term vision.
Whether clients are seeking a trophy hunting property, farmland, or a strategic land investment, Jesse’s landowner perspective and client-first approach make him a trusted partner throughout Illinois, Iowa, and Missouri.
