About Matt

Matt is an experienced Land Broker & REALTOR® that has been selling real estate for almost 10 years.  His integrity, work ethic, and knowledge with everything real estate is an asset to his clients. At no point does he try an upsell one property over the other, if we said we did not like something he said that’s fine let’s keep looking for something else. He answered his emails and phone promptly and professionally. When we did find a property that we liked there were issues with the title company and he kept us in the loop about what’s going on and why there were delays and that he was working to correct them. “I must start by saying that I am not easy to please. Buying or selling a house is never easy when one party is extremely picky. Matt was excellent to deal with. After looking at several properties both in person with Matt and a lot of window shopping type searching online we found a home that was listed through another agent. Matt went above and beyond answering questions and contacting the listing agent to confirm his answers were correct. The listing agent did not make life easy for any of us. There was an incorrect property line shown in the listing, Matt did the research to find the correct line. We were given the incorrect utility company, luckily that was an easy solution, Matt apologized for relaying inappropriate information, that he was given by the listing agent. The grass had became overgrown while waiting for the closing to take place, Matt offered to come help us mow it after closing. Overall he was absolutely fantastic to work with. If we could give him a 10 star rating we would. He definitely went above and beyond to find accurate information and dealt with a listing agent that wasn’t exactly helpful. I feel that if I had gone through the listing agent I would not have purchased the home. We are 110% satisfied that we chose Matt and even though his listings were not quite what we were looking for, he was able to help us find the perfect one.”

I wanted to pass along a note and say thanks to Matt Cox and Landguys for helping me buy my first piece of ground. Matt Cox is a first class land broker! I have been looking for over 2 years and Matt has done a great job showing me the right pieces of ground. I know we would could have found something a little sooner, but I was pretty picky on what I wanted. Also, there are more buyers than sellers, so the market is tight.

Matt did a lot of pre-work and was able to identify quality properties by looking at plat books, aerial maps, and topo maps. That really helped my focus on just the quality deer hunting farms. What really made me feel comfortable is that Matt had a good idea of the hunting opportunities in given areas, hunting pressure, and local landowner information. This helped me focus on the right properties and I was able to buy a property in the Golden Triangle.

Also, Matt’s knowledge on going prices really helped me find the right piece of ground at the right price. This is especially hard in a seller’s market.

When we walked the land matt was able to identify funnels and pinch points that would make for ideal stand placement. We also talked about the practice of QDMA and strategic food plot locations. Also, with the opportunity of income from tillable, CRP or harvestable timber Matt helped frame up the pricing discussion and potential land cash flow opportunities. He also provided me with detailed land and hunting improvements that will add value to my property.

All in all Matt was a huge help in my land purchase. He made the 2 year journey easy and enjoyable. I look forward to this deer and turkey season here in Illinois.
