I believe early spring land exploration is the ideal time to discover a property’s hidden story. Every February and March, I head out when the trees stand bare, and the land reveals its true character. Clear deer trails, defined deer signs, and even the way deer navigate the fields provide unmatched insights for anyone looking to buy or better understand a property.
Discovering Nature’s Clues
When visiting a property, taking my time becomes essential. I walk the land deliberately, scouting for deer sheds and natural markers that unveil a farm’s potential. Each acre prompts me to wonder what makes it truly unique—whether it’s an unusual drainage pattern, old tree lines, or a natural slope hinting at the land’s history. I capture detailed notes and photos to record nature’s subtle clues. These insights help me gauge the property’s charm and envision its future possibilities.

This season offers a unique opportunity to assess both farms I own and those I plan to purchase. I study the soil and analyze the layout while appreciating every natural detail that defines a property’s character.
