Property Description

(SOLD)-So many of us are seeking a mid-sized property with great hunting. This is one of them! Located in the BIG BUCK factory of Richland County, this property checks about every box: Location, lodging, quality bucks and great hunt-ability. Spanning two ridges with a central “bowl” shaped valley, the terrain creates multiple pinch points and bedding areas. There are several potential food plot locations and a mix of mature trees, open timber, thick cover and creek.

Uphill from a gated entrance, the garage/cabin sits well off the low traveled, paved road. It sits high on a knoll that offers expansive views in two directions. Having electric and propane heat, the finished portion features a kitchen, sleeping area big enough for multiple beds, eating and living area. The garage has storage space for your gear or equipment. Outside the cabin is a fire pit with gas log lighter so you can enjoy cool summer and fall evenings. There is also a deer hanging pole for when the hunt ends in a successful harvest.

The varied-terrain and property layout make it ideal for multiple hunters, without feeling like you’re on top of one another. Access throughout the property is easy on multiple established ATV trails.

Northeast of the cabin is an open valley with scattered trees that would make an incredible food plot location. Deer would pour down to the field in the evening from nearly all directions. When you go up the main valley trail and reach the top, you’ll find one of the best pinch points on the property. Deer funnel around the head of the valley and the neighbor’s ag field to the east, creating an obvious bow-range spot.

On the east ridge is a mature hardwood flat with several points that have pockets of thicker cover for deer. A comfortable 6×6 box blind is set-up overlooking the flat and valley below.

The west ridge consists of heavier cover in the form of small trees and shrubs. A half-acre old field has grown up but could be cleared out for another secluded ridge-top food plot. Several large branching oaks hug the side of the ridge, looking like something out of a Terry Redlin painting. Further west the ridge tapers out to a scenic overlook where you can see down the valley for miles.

A recent deer density survey counted approximately 50 deer on and near the property at the time of the study. Backed by an abundant amount of deer tracks in the freshly fallen snow at the time it was photographed and several big rubs on trees throughout the property, there is no doubt that this is their bedroom during daylight hours before venturing out to neighboring farm fields at dark. There have been some good deer taken here in the past. Be sure to check out this year’s trail cam photos.

Even those who don’t hunt will enjoy the trails for morning and evening strolls. The terrain is user-friendly, with gradual slopes getting you to the ridgetops. In route, you’ll enjoy several impressive rock outcroppings and beautiful hill-country views. A small creek runs along the south edge of the property, adding a quaint water feature and an essential resource for wildlife.

This is the type of property that you’ll likely want to hang onto for years. With so many appealing and intriguing aspects, it’s hard to walk away from. Whether you’re an avid hunter or looking for a weekend retreat, this one will appeal to you.
