LAND EXPERT SERVING CENTRAL KANSAS | FARMER | OUTDOORSMAN
Serving Stafford, Rice, Reno, Barton, McPherson, and Harvey Counties in Kansas
Raised near Langdon, Kansas, Cody Nickels has spent his entire life working on the land. As a third-generation farmer, he and his wife are raising the fourth generation, their two young sons, on the family farm. He understands firsthand the value of land as both an investment and a place where families build lasting memories. Whether he is farming, hunting, improving wildlife habitat, or helping clients evaluate a property, Cody brings practical experience that comes from living the lifestyle every day.
After starting with just 20 acres following his father’s retirement, Cody helped grow the family operation into more than 4,000 acres while building extensive experience in farming, recreational land management, hunting properties, contracts, leases, and rural land ownership.
Today, Cody and his family farm corn, wheat, milo, and alfalfa across central Kansas while also operating custom hay and excavation businesses. In addition to farming, he has spent more than a decade in the oil and gas industry, giving him valuable experience reviewing contracts, leases, easements, and other documents that often impact rural property ownership. This combination of agricultural, recreational, and business experience allows him to help buyers and sellers understand both the immediate value and long-term potential of a property.
Cody’s background is rooted in agriculture, rural business, and hands-on land ownership. Along with farming, he and his wife own Double Nickel Hunting Lodge, where Cody helps manage hunting opportunities and outdoor experiences throughout the season. He is an avid waterfowl hunter, enjoys mule deer and elk hunting, and has been a member of the Tanglefree Waterfowl Pro Staff since 2022.
Cody also brings a strong service background to his work. He recently retired after 26 years as a firefighter, holds a degree in Fire Science, and has experience fighting wildland fires through private forestry contracting. Earlier in his career, Cody also gained outdoor media experience filming with Jeff Danker and BuckVentures.
That mix of farming, hunting, land improvement, contract experience, and rural service gives Cody a well-rounded understanding of how land is used, valued, improved, and enjoyed over time.
Cody enjoys helping buyers find recreational properties where families can spend time together outdoors. As a lifelong hunter, fisherman, farmer, and landowner, he understands the enjoyment that comes from building a property into something special over time.
Whether a buyer is looking for a hunting property, fishing retreat, mixed-use farm, waterfowl property, or future family getaway, Cody helps clients look beyond what a property is today and think about what it could become. He understands that the best recreational properties are not always turnkey. Sometimes the most rewarding properties are the ones you improve yourself and build into your own piece of heaven.
For sellers, Cody’s experience in farming, hunting, land management, and contract review allows him to identify the features buyers value most and effectively position a property in the marketplace.
